Stay Safe With Contractors When Flipping Houses for Profit
Investors interested in refurbishing and reselling distressed properties often want inexpensive repair work, but it is important to avoid a contractor scam. Any contractor who offers significant discounts, makes large promises, asks for a lot of money up front, or wants to work without a contract should be avoided.
If you wish to start flipping houses for profit, you will need to work with contractors in order to rescue distressed property so that they're ready for resale. However, some scam artists prey on new investors, especially, by posing as contractors. Since a scam contractor can cost you thousands and can severely reduce any profits you might expect from house flipping, you'll want to Watch Out for:
1) Contractors soliciting door-to-door. Very few professional contractors need to do this. While some legitimate contractors may use this marketing technique, you have no way of tracing the legitimacy of a contractor who solicits this way.
2) Special prices or discounts that seem suspiciously low. Be especially wary if you are told that you must sign up right away in order to get special pricing. Be extra suspicious if you're asked to give money up front in order to qualify for the special pricing. Professional contractors may occasionally offer a discount, but they do not do so with a hard sell and they cannot afford to offer hugely slashed prices while also offering quality work. If someone is offering to do the work for a fraction of its actual price, you need to wonder where the corners will be cut. You also need to consider that some contractors who are scam artists will slowly increase the price of the work as they go along. Therefore, that surprisingly low figure will end up being a much overcharged amount by the time the job is done.
3) Contractors who want to work with no contract. Some contractors will try to make it sound as though they work on just a handshake. You should never have any contract work done without a legal contract in place. A contract protects both you and the contractor, so any professional contractor will naturally want to have a contract in place. The contractor who does not have a contract in place knows that he or she can walk away at any time, since no official agreement was made.
4) Large down payments. About a third of the total cost of materials is generally the maximum down payment required. Be very suspicious of anything that requires a larger down payment.
5) Long-term warranties and lifetime guarantees. Coming from a contractor who has not been in business Very Long, these may simply not mean much because there is no guarantee that the contractor will be in business for very much longer. Also, many of the very long-term warranties only apply to parts, rather than labor. Therefore, you or your future house owners will still be responsible for large share of the costs of any repairs. If you are flipping houses for profit, you'll want to make sure that any warranties can be transferred over to the new owners as well.
6) No business address. Look out for contractors who only have a PO address, a single private phone number, or no good way of getting in touch. These people can easily disappear overnight. Look for contractors with an established retail business or an address that has been around for at least a year or more. Make sure that you can track down the contractors if anything does go wrong. When flipping houses for profit, the last thing you want to have to deal with is a shoddy repair job and a contractor who has suddenly skipped town.

I want straight hair, I tried to ski, and in front lace wigs, but I hated them both, because I wanted it to look more natural. im an African American with naturally Curly Hair. most permanent friends. While growing out make sure your hair stays healthy and stay clean finish. Split ends will make everything worse. Once the condition occurs around various styles that you can do with natural hair. I really do not suggest that many tight braids break your hair. I've never been a great fan of them and my hair is quite long. You can get individual braids box also can get is thud and pressing, and several other styles. As to be manageable, everything depends on the quality of your hair, but if you iron once every 3 weeks, keep moisture in the scalp and keep away from products will damage your hair large. Good luck!

My hairdresser finely chopped her hair off! And it was Pretty Long too, now that he's on my shoulders. My hair is light brown, blonde and I bought 12 "extensions and human hair. I have them for Sally Beauty Supply, and glue-in. I had already set, but I was wondering how to care for them? The problem is that they look pretty fake, almost like im wearing a wig of Hannah Montanah! (EW). Therefore, if you can help care them, and maybe I could get to look mre real? Identification of love!

What is the ratio of gray at a young age?
I'm only 22 and my hair has started to become gray. what may be the reason? Is Stress? mental stress? and how can we fight this gray hair? what resources I can take?
The voltage on / tension in relation to the gray is a myth. All this is BS, you are not healthy or abnormal, I just want to explain. What gives your hair its color is your melanocytes. The scalp also produces two chemicals, which is a peroxide and I can not remember the second, but chemical that neutralizes peroxide as you get older (and what can really be of any age and in 20), our scalp stops producing the chemical neutralization, allowing the start whitening peroxide your hair. I have a friend who is 28 and is now almost completely gray, otherwise in perfect health. Go get some Just for Men, maybe use the "maturation" aging effects to their personal benefit;) And above all, be grateful that goes gray and will not fall!

ok so u take a shower and with your hands pull all your hair down so its flat
now when your down for about 2 minutes use a towl and shake it like crazy with it and then blow dry it upwards to the desired place where u want to flip or use special wax if u have time at a store or you can use a straightener to make it flip.

What causes black women to have a deep voice and facial hair like males do?
What things causes black women to sound like men when they talk and what causes them to grow facial hair and have to shave like men do?
Black people are very different from White people. People think that it's only the skin but the skin is just the most obvious difference that you see immediately.
It's evolution - black people appear to be more like animals. Whites on the other hand were forced to evolve more mentally and lost some of their animal looks. Also if you notice blacks like shiny things like animals. A white person would find golden teeth ugly but to them it's the epitome of beauty.
I was in a Black school /international/ and black girls were very fat, and had muscles and were pretty much very manly and ugly. They also had very distinctive smell (sweat). Also their hair was like a boys's hair -short and there noses just made it worse.

I thought I really liked it, but now I'm not so sure. I love it's beauty, simplicity, elegance. But it just sounds like the letter L, doesn't it? : And also, as some have pointed out, it sounds like El, the Spanish word for 'the', which I'm not sure about.
If I named my daughter Elle, I was going to give her another first name like Elle Claire/Alice or something.

What is a great natural style for someone starting over?
I hate relaxers...and my hair grows faster without them.
I love coming through my natural hair...but i know it is breaking off.
So i'm going to cut it.
what are some styles that would look great natural and short? I am very self conscious about wearing my hair away from my face...so please keep this in mind...thanks!
Oh and i still love weaves so please...braidable lengths.
Well you have to transition first, so I suggest braids, like kink twist (because they look closer to natural hair). Once your hair grows to a workable length you can wear a fro, two strand twist, mohawk (you know with braids on the side) etc.. there are a lot of styles that are hard to describe.

Some say Black women are into church and waiting for marriage or whatnot, & many I see are very religious, but I asked in 3 different categories on here for real answers by men of which race of women had the most promiscuous women, and most of the answers I got were Black women. Doesn't this seem odd?
It is odd.. not all black women are prude and promiscuous as you have stated.. obviously it is in the eye of the beholder. There are women in all races, creed, and nationality who are promiscuous..prude etc.. It just so happen that that the person passing such a judgment is just observing one race in particular when clearly they should know such women are in all races.

I have those hot combs you use on the stove and the newer ones you plug in the wall, but they leave my hair staight but puffy and thick (unless i spend the whole day on my hair-of which I have no patience). I'm thinking a hair straightener with the metal plates would work better - although it seems like a white girl thing...What do you think?
