Stay Safe With Contractors When Flipping Houses for Profit
Investors interested in refurbishing and reselling distressed properties often want inexpensive repair work, but it is important to avoid a contractor scam. Any contractor who offers significant discounts, makes large promises, asks for a lot of money up front, or wants to work without a contract should be avoided.
If you wish to start flipping houses for profit, you will need to work with contractors in order to rescue distressed property so that they're ready for resale. However, some scam artists prey on new investors, especially, by posing as contractors. Since a scam contractor can cost you thousands and can severely reduce any profits you might expect from house flipping, you'll want to Watch Out for:
1) Contractors soliciting door-to-door. Very few professional contractors need to do this. While some legitimate contractors may use this marketing technique, you have no way of tracing the legitimacy of a contractor who solicits this way.
2) Special prices or discounts that seem suspiciously low. Be especially wary if you are told that you must sign up right away in order to get special pricing. Be extra suspicious if you're asked to give money up front in order to qualify for the special pricing. Professional contractors may occasionally offer a discount, but they do not do so with a hard sell and they cannot afford to offer hugely slashed prices while also offering quality work. If someone is offering to do the work for a fraction of its actual price, you need to wonder where the corners will be cut. You also need to consider that some contractors who are scam artists will slowly increase the price of the work as they go along. Therefore, that surprisingly low figure will end up being a much overcharged amount by the time the job is done.
3) Contractors who want to work with no contract. Some contractors will try to make it sound as though they work on just a handshake. You should never have any contract work done without a legal contract in place. A contract protects both you and the contractor, so any professional contractor will naturally want to have a contract in place. The contractor who does not have a contract in place knows that he or she can walk away at any time, since no official agreement was made.
4) Large down payments. About a third of the total cost of materials is generally the maximum down payment required. Be very suspicious of anything that requires a larger down payment.
5) Long-term warranties and lifetime guarantees. Coming from a contractor who has not been in business Very Long, these may simply not mean much because there is no guarantee that the contractor will be in business for very much longer. Also, many of the very long-term warranties only apply to parts, rather than labor. Therefore, you or your future house owners will still be responsible for large share of the costs of any repairs. If you are flipping houses for profit, you'll want to make sure that any warranties can be transferred over to the new owners as well.
6) No business address. Look out for contractors who only have a PO address, a single private phone number, or no good way of getting in touch. These people can easily disappear overnight. Look for contractors with an established retail business or an address that has been around for at least a year or more. Make sure that you can track down the contractors if anything does go wrong. When flipping houses for profit, the last thing you want to have to deal with is a shoddy repair job and a contractor who has suddenly skipped town.

What style and color of makeup should I wear?
So for our winter formal I purchased a silk silver dress that has somewhat of a draping style however I don't know how I should do my makeup and I need suggestions! I have dark brown eyes, auburn hair, and somewhat of an olive skin tone. Any ideas?!?!
keep it simple, maybe use a purple or blue eyeshadow ( dont over do it) use a liquid eyeliner to make it clean, use mascara and a bit of blush, to make your eyes stand out more, take a white or silver eyeshadow and put a bit in the inside corner of your eye and under your eyebrow... finish it with lip gloss or a chapstick so it doesnt look too kid-ish

I do not see why not come out. Do not dye it black, but it is a pain in the butt to get out. Therefore, since your hair is already black, red, blue or purple. I have black hair and purple reflections. The same dyeing.

How long you can use colored contact lenses?
I'm thinking about buying colored contact lenses, brown or blue husky. I wonder how long they last once they have started using them? Because they are very expensive, about $ 37 a pair + shipping.
I used using color contact lenses and I a couple anywhere from 1 month to 4 months (although they were supposed to use only for 2 weeks, but sometimes forget to get a new pair) and I'd like to use 8 to 12 hours a day. just take care of them well, make sure not to tear and put them in a solution when not in use, not use tap water to clean and should last a few months.

How is hit with oily skin?
I cut my hair a few months ago and I had side bangs. That only lasted a few days before the discarded. My hair and skin is very prone to oil my bangs and always together and are very thin. I've tried using a round brush and hair dryer, washing my hair and face often, and all you can think of, but nothing works. I can not wash my hair as much as it seems I have because it is treated with color (which helps with the oil). Any advice to have bangs oily skin? Is it possible?
Keep your face clean. Use moisturizer. Just keep your hair on your face when you leave, but put it on tape for the most part.

ok so u take a shower and with your hands pull all your hair down so its flat
now when your down for about 2 minutes use a towl and shake it like crazy with it and then blow dry it upwards to the desired place where u want to flip or use special wax if u have time at a store or you can use a straightener to make it flip.

I'm writing a story and i'm trying to make a front cover. I've looked everywhere for a girl with black hair and pale skin but I can't find it anywhere! Could you help? she has to be around 17.

How can I prepare my AFRO hair for wig?
I can't cornrow [I can do normal plaits/braids though], and I don't have the finances to pay someone to do it.
It can't fit into a ponytail ... too thick
And when I try to put just a stocking cap on, it looks too puffy and hair always sticks out! When I put the wig on, I sware my head looks huge.
And I *DO NOT* want to use any heat or chemicals in my hair!

If you make rows in your head from front to back then section each row into four squares you'll be able to plait your hair and join the end of each plait to the plait that follows it. Then you have the cornrow effect. If your hair is still too short for four plaits per row, increase the number of plaits per row.

Where can I find draw string scrub pants in shorter lengths?
Serious question. I'm average height but I have short legs, and a longer upper torso, so I can't find scrub pants short enough for me. I can pull off some of the elastic waisted ones, but elastic waisted scrub pants never want to stay up for me when I'm bending over so I prefer the draw string styled ones. Anyone know of a company that carrys shorter length draw string scrub pants? Since the drawstring styles are "unisex" they tend to have longer legs, which don't work for me. Any suggestions?

What are the best type of rollers (overnight sleep in kind) for achieving spiral, bouncy, gorgeous curls? I have frizzy shoulder length hair with layers. Also what is the best setting lotion to tame my frizzy hair so when i take the rollers in the morning it wont be a frizzy puffy mess? Any suggestions? Thanks! My answer will be about the frizzy hair part only.
Frizzy hair is not a hair type, it is a hair condition. What will happen to your hair if it is something in between curly and wavy hair type and is temporarily dry? It will become Frizzy. Frizzy hair looks messy, locks are not shiny and they look fluffy. Such hair become more fluffy in high humidity weather.
What to do with frizzy hair?
As I told above in most cases frizz is caused by dryness, so the key to non frizzy hair is moisturizing...
